Planning Board backs 23 Orchard redevelopment designation after years of vacancy

NJ MONTGOMERY — Montgomery Planning Board votes to recommend 23 Orchard property for redevelopment designation. The Board voted unanimously to recommend the 44-acre site at Orchard Road and Route 206 for Area in Need of Redevelopment status after the office building languished with vacancy rates exceeding 75 percent for three years. Mayor Neena Singh explained that prospective tenants for the proposed Montgomery Innovation Hub found the 220,000-square-foot structure, originally built in 1979, outdated for modern scientific use.
The Board also unanimously approved preliminary and final site plan approval for the Cherry Valley Connector road extension by AOP Operating, LLC and an amended site plan with signage variance for Princeton Orthopaedics.
